For those who are interested in the property at 4301 2nd Ave S in St Petersburg, Florida.

At this time the estate is interested in selling the property. Please do not call with questions on the property, the representative nor the attorneys have occupied the property. Limited communication may be emailed to: larrydudley75@gmail.com

The corner property is comprised of two adjacent parcels, one vacant. An alley runs along the northside of both parcels.

If you are looking to demolish the property, it is believed that this location will allow four units to be built on each parcel. Please check with the City of St Petersburg to ensure accuracy.

If you hope to rehab the property, the house has a newer roof and air conditioning units and was tented for termites in the last couple years. Please see the permitting on the property appraisers web site. The personal representative has never lived in the property and has limited first hand-knowledge.

We will open the home up for inspection on the following days and times:
Saturday, August 17th: 9AM-Noon
Sunday, August 18th: 9AM-Noon
Saturday, August 24th: Noon-3PM
Sunday, August 25th: Noon-3PM

The estate will not finance the property.
Cash deals are preferred, the property is to be sold as-is.
We will not agree to an assignment of contract.
The estate should be able close by September 30th, 2024.
The closing must be transacted at the estate’s law firm in Largo.
